Among GSE home purchase loans (loans ultimately bought by Fannie Mae and Freddie Mac), the majority are originated for White applicants, largely reflecting their share of the overall population. But over the past two decades, the percentage of loans originated for White applicants has broadly declined while the proportion of purchase loans obtained by applicants of color has increased, in parallel with longer-term demographic trends. But it’s also worth noting that critical frictions in the mortgage lending process can disproportionately reduce mortgage access for low-income and low-wealth communities.
