This publication is principally for use by loan officers, professional real estate appraisers, or the professional review appraiser who may be a bank employee or an independent consultant. It provides a model letter that can be used to contract for a professional appraisal of property, which details the information the appraiser is to develop, the methodology to be used, the form conclusions are to take, and the supporting data to be provided. It also provides an appraisal standards checklist and a model appraisal review sheet.

This report describes one of the many possible forms of a cash flow model and details how it is compiled. Two annexes provide examples of residential construction lending cash flow model formats.
